What is the location of the development? 

The 33 Townhomes will be located on Beechcliffe Street, Nepean, Ottawa. 

What are you building? 

We are building 3 and 4-Bedroom townhomes with a single vehicle garage and approximately 1,640 square feet. Features include a paved driveway, backyard, and an unfinished basement.

What are the qualifications? 

Applicants must meet the following Eligibility Criteria in order to qualify for a Habitat home:

  • A total household income of $90,000;
  • Canadian citizen or a permanent resident;
  • Must be a first-time homebuyer and current renter*;
  • At least one adult in household with a minimum 2 years of full-time employment history in Canada;
  • No recent bankruptcies. We require 3 years from a bankruptcy or consumer proposal discharge;
  • Living somewhere that does not meet the family’s needs; and
  • Able and willing to contribute 500 volunteer hours on the build site or with other Habitat projects and
    community activities.

*You’re considered a first-time home buyer if during the past four years (and so far this year), you haven’t lived in a home that you owned, or that your spouse or common-law partner owned, as your primary residence.

When will the homes be built? 

Construction is anticipated to start in summer of 2026, with the first occupancies taking place in early 2027.   

What is your income range? 

For this project specifically, the income range is a Gross Household Income of $90,000 and up.

What are the monthly housing costs?

Housing cost monthly payments (mortgage principal, interest, and property taxes) are geared to your income and are no more than 30% of your gross household income. 

Do you require a down payment? 

No, the benefit of Habitat’s Affordable Homeownership Program is no down payment required.   

How does the Blended Mortgage Model work? 

Homebuyers purchase their home at fair market value through two affordable mortgages: 

  1. An interest-bearing traditional mortgage from a financial institution partnered with Habitat 
  2. A second, interest-free mortgage from Habitat Greater Ottawa 
Can I start volunteering now? 

Yes, you can. However, any volunteer hours contributed prior to acceptance do not count towards the 500 volunteer hours. 

How long does the application process take? 

It can take 3-6 months to complete the process.

How do you make a decision on who gets accepted? 

Habitat uses three core criteria: 

  1. Need for Affordable Housing – Including current living conditions and affordability 
  1. Ability to Pay – Meeting financial requirements for sustainable homeownership 
  2. Willingness to Partner – Demonstrating understanding and commitment to Habitat’s program (including volunteering and education sessions) 
Is there a warranty on the homes?

Yes. All homes are covered under the Tarion Warranty Program which protects new homeowners in Ontario.

Are the homes freehold or condo?

These townhomes are freehold properties, meaning you own the home and the land it sits on. There are no condo fees.

Is parking included?

Yes. Each unit comes with a single vehicle driveway and a single vehicle garage.

Will the homes be accessible or adaptable?

For the Beechcliffe Homes development we are unable to make accommodations, but may be able to for future Habitat developments. Please reach out to our Homeowner Services team if you have any questions: homeownerservices@habitatgo.ca

Can I rent out part of my home after purchase?

No. Habitat homes are intended for owner-occupied use only. Renting out the property or any portion of it is not permitted under program rules.
